Elevare maintenance technician reviewing a work order on a tablet at an apartment unit door

For property managers, investors & landlords

Forward the ticket. We’ll take it from here.

Elevare Property Solutions helps property managers, investors, and landlords keep their properties maintained, repaired, and ready for what comes next. From everyday service calls and ongoing maintenance to turnover work, punch lists, flooring, paint, repairs, and larger improvement projects, we provide one reliable point of contact for the work your properties need.

The model

We take the whole
repair, not part of it.

Property management teams should not spend most of the day coordinating maintenance requests. Every step below is ours — you get one status update and one documented invoice.

01

We contact the tenant

Directly, in your name, within the hour. No phone tag between three parties.

02

We schedule the visit

Around the tenant’s availability, with a confirmed window — not a vague “sometime Tuesday.”

03

We dispatch the right trade

HVAC, plumbing, electrical, appliance or handyman — sent correctly the first time, so there is no second trip charge.

04

We complete the repair

Fixed properly, not patched to close a ticket. If it needs a part, we source it and come back on schedule.

05

We update you

With photos and a plain-language note on what was wrong and what was done.

06

We invoice it, documented

Line-itemed, photo-attached, and formatted so your accounting team can file it without asking you a single question.

By the time it reaches your desk, it’s usually already resolved.

What changes

What you stop
doing on Monday.

Maintenance becomes the bottleneck the moment a portfolio grows. These are the five costs that disappear when one accountable team owns the whole process.

01

Less time on tickets

Hours a week back, because coordination is no longer your job.

02

Faster turnaround

Right trade, first trip, confirmed window — repairs close instead of lingering.

03

Higher tenant satisfaction

Tenants who get answered and fixed quickly renew. Renewals are cheaper than turns.

04

Owners stay informed

Photo-documented work you can forward straight to ownership without rewriting it.

05

No extra coordinator

You scale doors without scaling office headcount to keep up with them.

Services in detail

Six things we do,
all the way through.

01

Work Order Management

The core service. You forward the ticket; we own every step after it, and you hear from us once — when it’s closed.

  • Direct tenant communication in your name
  • Confirmed appointment windows, not day-long guesses
  • Correct trade dispatched first time
  • Photo documentation at completion
  • Line-itemed invoice your accounting team can file as-is

02

Repairs & Service Calls

Five trades under one roof. Most portfolios are juggling five vendors to cover what we cover on one invoice.

  • HVAC — no-cool and no-heat calls, capacitors, coils, refrigerant, full replacement
  • Plumbing — leaks, clogs, disposals, fixtures, water heaters, shut-offs
  • Electrical — outlets, switches, fixtures, fans, breaker and circuit troubleshooting
  • Appliances — diagnosis, repair, install and haul-away
  • Handyman — drywall, doors, trim, hardware, locks, screens, grout

03

Turnovers & Make-Readies

Vacancy is the most expensive line in the portfolio. We turn units completely and quickly, and hand back proof.

  • Full repair and drywall patch pass
  • Interior paint with real prep — caulk, patch, prime
  • Flooring repair or replacement
  • Appliance check, fixture and hardware replacement
  • Deep clean and walked punch list
  • Before-and-after photo set so you never have to drive out to verify

04

Preventative Maintenance

The cheapest repair is the one that never happens. Scheduled across the portfolio, not remembered ad hoc.

  • Seasonal HVAC service before the first hot week and the first cold one
  • Filter change programs
  • Water heater flushes and anode checks
  • Gutter clearing and roof/exterior visual inspections
  • Written condition reports you can hand to ownership at budget time

05

24/7 Emergency Response

Water does not wait for business hours, and neither does a tenant without heat in January.

  • Active leaks, burst supply lines and water intrusion
  • No-heat and no-cool calls, prioritised for vulnerable tenants
  • Sewage backups and main line stoppages
  • Electrical faults and loss of power
  • Emergency board-up, tarping and water extraction
  • Rate quoted before we roll — no surprise on the invoice

06

Capital Projects & Investor Rehab

When the scope outgrows a work order, it stays with the same team that already knows the property.

  • Full unit renovations between tenants
  • Value-add packages across a community
  • Exterior refresh: siding, paint, gutters, pressure washing, landscape
  • Investor rehab and flip scopes on a fixed-price contract
  • Commercial suite and common-area refresh

Questions

Before you
send an email.

Everything a property manager usually has to ask, answered up front.

We start with a walkthrough of a representative property or two, agree on rates and escalation thresholds — the dollar figure below which we just fix it without calling you — then plug into however you already send work orders. Email, portal export, text, phone. We adapt to your system rather than asking you to adopt ours.

Yes, and you set it. Most clients authorise us to complete anything under a fixed amount without approval, so routine repairs close same-visit. Anything above the threshold comes back to you with photos and a number before we proceed.

Yes — that is most of the value. We handle scheduling, access, entry notices and the follow-up, in your name and to your standards. You are removed from the middle of the conversation without losing visibility into it.

Yes. Portfolio clients typically consolidate to a single monthly statement with every work order line-itemed by property and unit, photo documentation attached. Per-work-order invoicing is also available if that suits your owner reporting better.

We tell you immediately rather than pretending. Roof replacement, structural work, septic, mold and asbestos abatement go to licensed specialists — but we stay on as the project manager so you still have one point of contact and one thread to follow.

“Elevare has been incredibly reliable and easy to work with. They communicate clearly, keep us updated throughout the job, and follow through on what they say they’re going to do. It gives us confidence knowing our properties are being taken care of.”

Next step

Send us one property.
Judge us on that.

You do not have to move the whole portfolio to find out whether this works. Give us one building, one problem unit, or one turn — and see what the invoice and the photo report look like.
