Why us

Maintenance people
make better builders.

Most renovation companies build it and leave. We spend the other half of our week inside buildings five, ten and twenty years after somebody renovated them — opening up walls and finding out exactly which shortcuts eventually cost the owner money.

That is a strange advantage, and it shows up in the boring places: waterproofing behind the tile, the shut-off you can actually reach, blocking where a grab bar will go one day, a panel schedule somebody can read in ten years.

What you get from us
  • A real schedule with a finish date, and a call the day anything threatens it
  • One point of contact who answers the phone, start to finish
  • Permitted and inspected work wherever the jurisdiction requires it
  • Daily site protection — floor covering, dust walls, and a house you can still live in
  • A walked punch list and a written warranty on our workmanship
What you don’t
  • The crew that vanishes for eleven days and reappears with no explanation
  • The change order you find out about after the work is already done
  • “We’ll figure out the tile later” — selections are locked before we swing a hammer
  • A number over the phone that has nothing to do with the final invoice
  • Unpermitted work that becomes your problem at closing
  • A punch list that quietly never gets finished

What we renovate

Six scopes.
Whole house or one room.

01

Kitchen Renovation

The room that decides how a house feels. We handle the design decisions with you, then build it — including the layout changes most contractors talk you out of.

  • Cabinetry: inset, full-overlay, painted or rift white oak
  • Stone: quartz, quartzite, marble, soapstone — templated and mitered
  • Tile and backsplash, including zellige and handmade material
  • Appliance packages and integrated panel fronts
  • Wall removal, island relocation, plumbing and electrical moves
  • Lighting design: recessed, decorative and under-cabinet

02

Bathroom Renovation

The scope where shortcuts hide the longest and cost the most. Waterproofing is the part nobody sees and the part that matters.

  • Full waterproofing systems, correctly detailed at every change of plane
  • Curbless and linear-drain showers
  • Large-format tile, mosaics and stone
  • Floating and furniture-style vanities, custom mirrors
  • Heated floors and dedicated ventilation
  • Primary suites, guest baths and powder rooms

03

Whole-Home Renovation

Sequenced so the house stays livable as long as possible and the finish date is one you can plan a life around.

  • Wall removal and open-concept reconfiguration
  • New flooring throughout, stair and railing rebuilds
  • Kitchen and all bathrooms
  • Trim, millwork, doors and hardware
  • Electrical, plumbing and HVAC updates
  • Full interior repaint and lighting replacement

04

Basement Finishing

The best cost per square foot available in any Georgia house — if the moisture and egress are handled properly before the drywall goes on.

  • Egress windows and code-compliant exits
  • Moisture control, drainage and vapor management
  • Framing, mechanicals, insulation and drywall
  • Full bathrooms and wet bars
  • Media rooms, gyms, offices and in-law suites
  • Permitted and inspected, start to finish

05

Flooring & Painting

The two changes that move a house the furthest for the least. Both live or die on preparation.

  • Hardwood: new install, refinish and repair
  • Engineered white oak and luxury vinyl plank
  • Tile and natural stone
  • Carpet for bedrooms and stairs
  • Interior repaint with real prep — caulk, patch, prime, two coats
  • Cabinet refinishing and trim repaint

06

Exterior & Curb Appeal

The first three seconds of a house. It is also the part that protects everything behind it.

  • Siding repair and full replacement
  • Exterior paint with proper prep and caulking
  • Decks, porches and covered outdoor living
  • Pressure washing and surface restoration
  • Gutters, soffit and fascia
  • Landscape refresh, bed definition and walkways

The part nobody photographs

You’ll see it
open, too.

Anyone can shoot the finished kitchen. The real test is what the walls look like the week before the drywall goes back on — the blocking, the strapping, the routing, whether the wire is stapled or just shoved. You get photos of that stage, whether you ask for them or not.

Renovation questions

Asked and
answered.

The things people ring up to ask, answered here so you don’t have to.

Typical durations are in the table above. The two things that move them are permitting and long-lead materials — a cabinet order or a tile that ships in eleven weeks will set your schedule no matter how fast the crew works. That is exactly why we lock every selection before demolition rather than after.

For a single-room project, almost always. We seal the work zone with dust containment, protect the floors and the path in and out every single day, and sequence kitchens and bathrooms so they are out of service for the shortest stretch possible. Whole-home gut renovations generally mean moving out, and we will tell you that up front rather than halfway through.

We handle layout, selections and specification for most projects — cabinetry, stone, tile, fixtures, lighting and paint — and we will happily work alongside your own architect or interior designer if you have one. For structural changes we bring in a licensed engineer. You will never be sent to a showroom alone with no budget guidance.

Yes. Structural changes, electrical and plumbing rough-in, basement finishing and additions are permitted and inspected through the local jurisdiction. Unpermitted work becomes your problem the day you try to sell or make a claim, so we do not skip it and we do not offer to.

Fixed-price contract with a draw schedule tied to milestones — never open-ended time and materials. A deposit at contract, progress draws at agreed stages, and a final payment released only after the punch list has been walked with you and signed off.

You get a photo and a number the same day, before we touch it. Old galvanised supply, aluminium branch wiring, hidden water damage and undersized framing all turn up in houses of a certain age, and pretending otherwise is how estimates double. A change order is a decision you make with the facts in front of you, not a surprise on the final invoice.

Yes — a written warranty on our workmanship, plus whatever the manufacturer covers on materials and appliances. And because we are a maintenance company first, calling us in year three does not mean starting over with a stranger who has never seen the house.

Next step

Start with a walkthrough.
It costs nothing.

We come out, measure, photograph, and tell you honestly what the project takes and what it costs. If we are not the right fit, you will know inside an hour rather than three weeks.
