Elevare was founded by Josh Kim, who came into the business from the operations side of Metro Atlanta property rental management — the side where you watch, every single day, how much of a property manager’s week disappears into chasing vendors.

The pattern was always identical. A tenant reports something. The manager calls three contractors. Two never call back. The third arrives late, does two-thirds of the job, and invoices with no photo and no explanation. The manager has now spent more time coordinating the repair than the repair itself took — and the tenant is still annoyed.

Scale that across a hundred doors and maintenance stops being a line item. It becomes the bottleneck that decides how many properties you can actually take on.

So the company was built inside out: not as a contractor that also takes maintenance calls, but as a maintenance operation that happens to be very good at construction. One point of contact. Five core trades under one roof. Tenant communication handled. Photo documentation as standard, not on request. An invoice an accounting team can file without a follow-up email.

Home renovation grew out of the same discipline. Once you can reliably turn a hundred units on schedule, a kitchen is not a mystery — it is the same problem with better tile.
